• MINUTES OF THE ORONO PLANNING COMMISSION MEETING
HELD JUNE 15, 1992
ROLL
The Orono Planning Commission met on the above date with the
following members present: Planning Commission Chair Charlie
Kelley, Ed Cohen, Candace Rowlette, Maureen Bellows and Stephen
Peterson. The following were absent: Jeff Johnson and Charles
Schroeder. The following represented the City Staff: Building and
Zoning Administrator Jeanne Mabusth and City Recorder Teri Naab.
Chair Kelley called the meeting to order at 7:00 p.m.
( #1) #1743 ALBERT HANSER,
1685 FOX STREET -
PRELIMINARY SUBDIVISION - PUBLIC HEARING 7:00 - 7:23 P.M.
The Affidavit of Publication and Certificate of Mailing were noted.
Meridith Howell and Mark Gronberg were present.
Mabusth explained that this is a three lot subdivision which was
originally granted preliminary approval as a five lot subdivision.
She noted all findings from the previous proposal are still
applicable and all setbacks for proposed septic sites and building
envelopes are met for ail lots. Applicant is asking that the drive
• remain as such and not be brought up to private drive standards.
Howell noted the preferred entrance for the existing residence is
the western drive.
Chair Kelley asked about the non - conforming structures.
Mabusth stated the non - conforming structures would be subject to
all pertinent standards.
Chair Kelley thought the tennis court was to be removed.
Rowlette remembered previous conversations and indicated the tennis
court couldn't be structurally repaired.
Chair Kelley asked about the guest house on Lot 1.
Mabusth stated that the guest house does not meet the required 100'
setback from the adjacent recreational development lake, and that
is the only reason why it is considered non - conforming. The septic
system is unknown but appears to be within 75' of Tanager Lake and
staff is requesting new septic testing.
Gronberg reported that there is adequate area for alternate sites
for both the guest house and the main house.
•1
