• MINUTES OF THE ORONO PLANNING COMMISSION MEETING <br />HELD JUNE 15, 1992 <br />• <br />ZONING FILE #1742 - CONT. <br />Mabusth explained that the applicant owns six lots, which have been <br />combined into two parcels on either side of a 12' public right - <br />of -way. She noted the applicant proposes the removal of an <br />existing garage and shed to install a garage and family room <br />addition to the east side of the residence, 19.1' from Dickenson <br />Street and 10'6" from the alley. She added they propose an <br />addition to the south side of the structure at 43' from Orono <br />Orchard Road, where the existing structure is 48' from that road. <br />The proposed additions would require variances to the front street <br />setback line, side street setback line, and from the alley. She <br />noted that during a similar review it was determined that a normal <br />rear yard setback would be required from the alley. <br />Goetten stated that the roadway is very dangerous to use as parking <br />and this is an improvement to the property. <br />Mabusth added that a condition of approval be the combination of <br />all six lots either as a legal combination or special lot <br />combination. <br />It was moved by Rowlette, seconded by Cohen, to recommend approval <br />of Application #1742 for James and Amy Laing, 500 Orono Orchard <br />Road, for variances to construct additions to the residence, with <br />the condition that all six lots be combined. Ayes 5, nays 0. <br />(#7) #1744 DONALD HELGAGER, <br />3265 SIXTH AVENUE NORTH - <br />VARIANCE - PUBLIC HEARING 7:40 - 7:50 P.M. <br />The Affidavit of Publication and Certificate of Mailing were noted. <br />Don Helgager was present for this application. <br />Mabusth explained that this 1s an application for a variance to <br />construct a 4' high fence to be located less that 150' from a <br />natural environmental lake. The structure will be located in line <br />with the septic system. <br />Helgager added that the area near the lake to be fenced off Is <br />virtually unusable. <br />Chair Kelley asked about a survey. <br />Mabusth noted that the septic system at the time of the <br />installation had to be certified and at that time had to meet the <br />75' setback from the lake. Staff confirmed the fence would not <br />encroach any closer. <br />10 <br />
