Hello. I'm a surveyor for the property at 420 Deborah Drive, Orono. The owner contacted me this <br /> morning regarding your denial of her application, and I'd like to follow up with you on your concerns <br /> with the survey. Here are the issues as I understand them: <br /> Wetlands: Our surveyor walked the south line of the parcel and didn't think that it looked like wetlands <br /> encroached north of the boundary line. While the aerial photo looks like there might be wetlands close <br /> to the south line of the parcel, they are three to four times farther than the minimum setback from the <br /> pool. I have contacted our wetland delineator, Wayne Jacobson, who has reviewed the survey and <br /> soil maps of the area. He will be contacting the MCWD today on the owner's behalf to request that a <br /> wetland delination need not be perFormed. <br /> Approximate structure locations: Our field crew has precisely located the lot corners, house, deck, <br /> patio and trees. These are not approximate locations. After submitting an initial copy of the survey, <br /> Chris Mattson asked for additional structures (including tennis court, shed, driveway & new septic <br /> mound, which was put in place after our initial survey) to be located, we used our precise location of <br /> the boundary, house and trees to add an aerial photo to the survey. Using this method, we were able <br /> to add the requested additional structures (tennis court, shed, driveway) to the survey. The septic <br /> system is still under construction, but the surveyor has indicated the general location of the mound at <br /> the easterly corner of the lot. While these locations are approximate, they are supported by the <br /> surveyor's presence on site verifying general location as well as the aerial photo. It is my <br /> understanding that these structures are so much farther than minimum setback from the pool that it <br /> seems reasonable to accept location based on aerial photo. The proposed septic tanks will not be <br /> installed until after the pool is installed, so they can not be located at this time. <br /> Silt Fence: I'm happy to add proposed silt fence to the survey. Where is it needed? <br /> I do not know if you have received the copy of the survey with the aerial photo included. For your <br /> reference, copies of the survey with and without aerial photo are attached as well as a copy of the <br /> aerial photo available on the Hennepin County website. Please review them and re-consider the need <br /> for re-locating the tennis court and septic mound. I'm happy to discuss this by phone as well.
