A wetland setback variance to allow a wetland setback of 5' on the east side of the <br /> private drive when a 26'setback is normally required. <br /> 2. A wetland setback variance to allow a wetland setback of 12' on the west side of the <br /> private drive when a 26' setback is normally required. <br /> Waataja stated that staff has met with the applicant and concluded that whether identifying <br /> the property is accomplished with an address monument or standard 6"x 6"post/hanging <br /> sign, the effects that they would have on the wetlands are minimal. Staff has reviewed the <br /> wetland delineation report and sight visibility triangle in relation to the location of the <br /> monuments. Because the monuments will be outside both the wetland boundary and sight <br /> visibility triangle, staff is allowing the applicants to proceed with the monument design. A <br /> 12' setback is proposed on the west side of the drive and a 5' setback is proposed on the <br /> east side of the drive. Two separate wetland setback variances are required; one for each <br /> monument. <br /> Waataja stated that staff recommends approval of both wetland setback variances with the <br /> stipulation that footing designs be submitted to the building official to verify structural <br /> integrity due to inherent hardships which consist of existing vegetation and wetlands at the <br /> driveway entrance which make it practically difficult to solve the driveway identification <br /> problem. <br /> Ornstein stated that they have succeeded designing a plan that would be outside the sight <br /> triangle and wetland. <br /> There were no public comments. <br /> Hawn moved, Chair Smith seconded, to recommend approval of Application #03- <br /> 2922,Imaginality on behalf of Mike Cashman, 1655/1685 Fox Street, approving the <br /> wetland setback variances with the stipulation that footing designs be submitted to <br /> the building official to verify structural integrity, due to inherent hardships which <br /> consist of existing vegetation and wetlands at the driveway entrance which make it <br /> practically difficult to solve the driveway identification problem.
