MINUTES OF THE <br /> ORONO PLANNING COMMISSION <br /> Tuesday,January 22,2002 <br /> 6:30 o'clock p.m. <br /> (#02-2743 Thomas J.Dunsmore, Continued) <br /> Fritzler stated aside from the drainage,he has a major concern with the amount of traffic that would be <br /> generated from this project. <br /> Mabusth stated aside from the concerns raised tonight,the proposed development in her view is very <br /> appealing. Mabusth recommended the developer look at reducing the number of buildings being <br /> proposed for this site,noting there is a lot of hardcover being proposed that would impact the drainage. <br /> Dunsmore indicated he would continue to work with staff on these issues. <br /> Hawn stated she does not have an opinion on the number of units at this time until after the issues with <br /> drainage are addressed further. Hawn suggested the developer do some planting on the side of the <br /> church behind the parking spaces. Hawn stated she likes the idea of having shared parking with the <br /> church. <br /> Rahn commented he likes the residential look of the development. Rahn inquired whether all of the <br /> buildings would be walkouts. <br /> Dunsmore stated they would be. <br /> Rahn noted the elevation would decrease as they get closer to County Road 19,which should help with <br /> the drainage. <br /> Dunsmore stated there would be approximately an eight-foot drop. <br /> Rahn inquired whether there would also be sidewalks across the back of the buildings. <br /> Dunsmore stated he does not know at this time. Dunsmore stated there would be screening behind the <br /> buildings. <br /> Moorse stated it is not their intention for the tenants of the buildings to travel from one building to <br /> another from the rear. Moorse stated the walkout area is merely intended to provide an area where <br /> people can go outside and get some air. <br /> Berg reiterated she does have a concern with the number of buildings being proposed. <br /> Gaffron inquired whether the buildings could be twisted somewhat so there is not a 200-foot wall along <br /> the east lot line with 20-foot gaps. <br /> Dunsmore stated they can look at that. Dunsmore indicated they would continue to work with Staff to <br /> resolve these issues. <br /> Hawn stated it would also be helpful to have numbers indicating the amount of traffic that would be <br /> generated from this type of development. <br /> PAGE 28 <br />
