MINUTES OF THE ORONO PLANNING COMMISSION <br /> JUNE 19, 2000 <br /> (#2) #2564 WILLIAM SCOTT DAMPIER,3550 IVY PLACE—VARIANCES, <br /> 6:57 p.m.—7:04 p.m. <br /> William Dampier, Applicant, was present. <br /> The Certificate of Mailing and Affidavit of Publication were noted. <br /> Gaffron stated this application was tabled at the April Planning Commission meeting to allow the <br /> Applicant time to submit revised plans and was continued to the June Planning Commission meeting <br /> at the request of the Applicant. <br /> Gaffron stated the intent is to change the roof line in order to have a full second story to the house. <br /> A variance is required to the side yard setback as well as a variance to the hardcover in the 75-250' <br /> setback area. The Applicant will be removing some hardcover in the 75-250' area,with a <br /> reduction in hardcover to 48.9 percent from 55.4 percent. <br /> Gaffron stated the revised plan includes lowering the northerly and easterly portions of the existing <br /> deck, so that no portions of the deck or its required railings will be more than six feet above <br /> grade. Gaffron noted the deck has been modified in such a fashion to reduce the amount of <br /> structural lot coverage on the property below the maximum 15 percent. <br /> Gaffron stated this is a reasonable solution to the concerns raised by the Planning Commission, <br /> 111111 with City Staff recommending approval of the application. Gaffron stated there no longer is the <br /> need for any variances or conditional use permit for the deck. <br /> Smith inquired whether the Applicant is satisfied with this proposed resolution. <br /> Dampier indicated he was, noting the downside to this is that he will be required to locate a <br /> lock box at the front of the residence rather than store his dock equipment under his deck. <br /> Dampier indicated he is fine with that. <br /> Hawn inquired whether the lock box would be included in the hardcover numbers. <br /> Gaffron stated a lock box would not be considered as hardcover since it is one of the few structures <br /> allowed within the 0-75' area without being considered hardcover. Gaffron stated the lock box <br /> can be up to 20 square feet and 42 inches in height. <br /> There were no public comments regarding this application. <br /> Lindquist moved,Nygard seconded,to recommend approval of Application#2564, <br /> William Scott Dampier,3550 Ivy Place, granting of variances to hardcover and side yard <br /> setback based on the fact that there will be a reduction in the existing hardcover. <br /> VOTE: Ayes 4,Nays 0. <br /> 411 <br /> PAGE 5 <br />
