ORONO PLANNING COMMISSION MEETING <br /> MINUTES FOR JANUARY 19, 2000 <br /> • (#2547 Kimberli and William Abbott, Continued) <br /> Abbott stated he is willing to submit additional information on this application. <br /> Kluth stated he would like to see the Applicant obtain an opinion by an engineer on the necessity <br /> of retaining walls and how much of the structure is actually needed. <br /> Hawn stated it would be helpful if the Applicant submitted revised plans showing how he <br /> intends to have the structure constructed. Hawn stated there probably will not be any variances <br /> allowed on the cabin. <br /> Abbott stated an after-the-fact variance is needed. <br /> Weinberger stated after-the-fact building permits are needed on the cabin. <br /> Abbott indicated he is willing to update the septic system located on the property. Abbott <br /> stated he is willing to waive the 60 day review period on this application. <br /> Weinberger stated the Applicant is required to have one conforming septic site. Weinberger <br /> requested the Applicant be required to submit a letter requesting the extension of the 60 day <br /> review period. <br /> Stoddard moved, Smith seconded,to table Application #2547, 470 Big island, to allow <br /> the Applicant time to comply with the conditions and recommendations outlined in the <br /> January 12, 2000 Planner's Report, and subject to submission of a letter agreeing to <br /> • waive the 60 day review period. <br /> There were no public comments regarding this application. <br /> VOTE ON THE ABOVE MOTION: Ayes 5, Nays 0. <br /> SCHEDULED PUBLIC HEARINGS <br /> (#2) #2400 MARK AND ARLETTE PLOEN, 4345/4365 NORTH SHORE DRIVE, CLASS I <br /> SUBDIVISION OF A LOT LINE REARRANGEMENT, 7:17 p.m. -7:31 p.m. <br /> The Certificate of Mailing and Affidavit of Publication were noted. <br /> Mark and Arlette Ploen, Applicants, were present. <br /> Weinberger stated the Applicants are proposing a subdivision of a lot line rearrangement between <br /> the lots that results in two lots that will be greater than the one acre minimum lot size for the <br /> zoning district. This property is located within the LR-1B, One Family Lakeshore Residential <br /> District. Weinberger stated currently the lots consist of 1.7 acres and the other .25 acres in <br /> size. <br /> Weinberger stated one issue for the Planning Commission to consider with this application is <br /> the fact that this proposal would create two lots that will not meet the 140 feet required lot <br /> width at the lakeshore and structure setback. Variances would be required to be approved to <br /> permit the lot line rearrangement. Lot A would have a lot width of 114 feet and Lot B is <br /> proposed to have a lot width of 113 feet, where lots in this zoning district are required to have <br /> • 140 feet lot width. <br /> Page 6 <br />
