Stairway guard rail to be Birch, newels #4040 primed ballusters, 5015-36. Bedrooms will be walled off as per print. Existing carpet removed, walls patched and taped as required. Underlayment removed, wood floor pieced in and sanded and finished with 3 coats polyurethane, (cost of sanding and recoating included in flooring allowances) attic access to be filled in and moved, walls rocked and taped as necessary, ceiling resprayed(NOTE: appliances to be supplied by owner). Dining - existing wood floor to be patched. Floor sanded and sealed with 3 coats Polyurethane (cost of sanding and recoating included in flooring allowances). (NOTE: due to mixing of new and existing flooring, coloring of floor may not be uniform). Remove existing wall covering- sheetrock, tape and spray ceiling.
