<br /> Dear Lyle:
<br /> We inspected the Caliber Builders site at 3329 Crystal Bay Road yesterday. The site has an existing
<br /> storm sewer draining through the center of the lot to the lake. The existing storm sewer system is
<br /> failing with respect to settled pipe sections and areas where pipe joints have separated. Caliber
<br /> Builders proposes to relocate the existing pipe along the east lot line.Final lot grading will include a
<br /> swale centered over the pipe to provide emergency overland drainage should the pipe become
<br /> plugged. We have the following comments with regards to engineering matters:
<br /> • The proposed design appears to improve the situation by replacing an aging and deteriorated
<br /> storm sewer system.
<br /> • We recommend that the applicant install a skimmer structure at the pond outlet south of the
<br /> railroad tracks to prevent debris from entering the pipe.
<br /> • Drainage and utility easements should be provided 5-feet wide over the pipe along the rear
<br /> lot line and 10-feet wide over the pipe along the east lot line.No above ground structures or
<br /> vegetation shall be permitted within the easement areas.
<br /> • All manholes should have watertight castings.

<br /> • Silt fence should be installed inspected and approved by the city prior to any further work on
<br /> the site.
