The plans propose <br /> to build a single family home with an attached garage. We have the following comments with <br /> regards to engineering matters: <br /> • The new site plan lowered the basement elevation from 951.0 to 948.0. The Creekside <br /> development sanitary sewer was designed based on a 951.0 lower level elevation and <br /> may not be low enough to fully serve the proposed home with gravity sewer. Due to the <br /> development's history and circumstances we do not currently have reliable elevation <br /> information on sewer stubs. We recommend that the stub elevation be verified for <br /> construction planning purposes. <br /> • The site plan has drainage issues in the front yard. The drainage arrows are not <br /> consistent with the proposed/existing contours. The plan shows a ridge running north <br /> from the high point in the driveway. The elevation of the ridge is 961.7 as it passes the <br /> west end of the garage which is at 959.5. <br /> • It appears that the proposed retaining walls on the south side of the house are <br /> collectively 8.5 feet high and separated by 5 feet. Engineered design and details should <br /> be submitted for review and approval for all retaining walls over four in height, and for <br /> all tiered walls with a separation of less than two times the wall height. <br /> • This project will disturb more than 100 CY of material. Sediment and erosion control <br /> information meeting the requirements of Orono's City Code 79-7(c)(2) must be <br /> submitted.
