Gaffron, Asst Planning & Zoning Administrator <br /> Date: March 30 , 1990 <br /> Subject: #1519 Fullerton Properties - Willow Drive/County Rd 6 <br /> Sketch Plan - Septic Concerns <br /> I have transferred the soil survey information to a copy of <br /> the proposed plat, and would make the following preliminary <br /> comments for sketch plan review: <br /> 1. Soils on the west half of the site are mainly LeSueur <br /> loam, slopes generally 6$ or less and water table generally <br /> no higher than 3' below the surface. The lots designated as <br /> Lots 1, 2 and 3 , B1ock ,Y�and Lots 1 and 2 of Block�',� have <br /> substantial areas of LeSueur loam and probably will find <br /> suitable sites for mound systems. <br /> r <br /> 2. Lots 3 and 4 , Block ,2� contain areas of Kilkenny and <br /> Lester clay loam soils which generally are a little heavier <br /> clay soils. Again, these lots would probably require mound <br /> systems and both appear to have some area of acceptable <br /> slopes. <br /> 1 <br /> 3. The existing farmstead in Lot 5 , Block�2' ( 2225 Sixth <br /> Avenue North) has one 1,000 gallon pre-cast concrete tank <br /> west of the farm house, and drainiield that is unknown. <br /> Notwithstanding concerns about drainage through the west end <br /> of this lot, there may be suitable expansion sites west of <br /> the house. The higher ground on which most of the bui ldings <br /> are located is a Hayden clay loam, often requiring mound <br /> � systems due to s low perc rate, with the areas west of the <br /> house appearing to be a Glencoe silty clay loam which often <br /> prec ludes the use of an� system. <br /> I <br /> 4. Lots 6 , 7, 8 and 9 of B1ockJ� contain substantial areas <br /> of Glencoe soil which often has water table at the surface <br /> during the wet season. Lots 6 and 7 would appear to have a - <br /> drainageway from the north bisecting these lots into a front <br /> and rear portion. Lot 6 may have some mound sites on the <br /> fringes of the Glencoe at the front or rear of the lot. Lot <br /> 7 will have an extremely difficult time trying to find <br /> drainfield sites that are more than 75' from the designated <br /> wetland area. Lots 8 and 9 are also quite low, containing <br /> mostly wet soils. These two lots might find suitable mound <br /> sites near the road, probably ending up in front .yard areas. <br /> Both Lots 8 and 9 have a number of drainage concerns, as <br /> they are the receiving area for overland flows from the <br /> west. <br />
