They were not informed that this area was a dedicated <br /> wetland which was created as mitigation for wetland loss on the project. The selling agent or owner <br /> should make it very clear to prospective homeowners where this and all other dedicated wetlands are <br /> located. It was noted that the grades in this area were very flat. The drainage from this area collects in a <br /> culvert near Old Crystal Bay Road and drains south to the sedimentation pond for the entire development. <br /> Inspection of the drainage ditch showed that minor corrections are needed to insure posit:ve drair�ag�. .y <br /> quick check of the road elevation showed that it was nearly two feet lower than the lowest window on the <br /> home which is more than adequate to prevent flooding. <br /> A drainage swale has been constructed along the east lot line as previously recommended. This swale is <br /> very shallow and may need additional grading to insure positive drainage south to Countryside Drive. The <br /> adjacent lot to the east of Lot 1 has been completely graded with no provisions inplace for erosion control. <br /> Adequate erosion control measures should be installed immediately. A fair amount of sediment has <br /> already washed from this site onto Lot 1. This erosion creates a potential for plugging culverts and filling <br /> ditches downstream. The building contractor should be required to clean the downstream culverts and <br /> ditches which have been impacted due to the erosion. The original developer maintained adequate erosion <br /> control throughout the period of installation of road and drainage improvements. The new owner or <br /> building contractor has not maintained erosion control throughout the phase of residential home <br /> construction. <br /> The homeowners are concerned about runoff from Watertown Road which flows across their property.
