. . <br /> clt� o� oR,oNo <br /> � _ <br /> � RESOLUTION OF THE CITY COUNCIL <br /> � NO. 2291 <br /> ' • - • • <br /> AIOl�T, TH�REFORE BE IT RESOLVED, that based upon either one or more <br /> of the f indings noted above, the City Counci 1 of the City of Orono hereby <br /> approves the preliminary plat of Wear Enterprises Partnership per plat <br /> drawings by Phillip A. Nelson dated September 4, 1987, and further grants a <br /> variance to the standard that would require alY Iots have frontage on a <br /> public road with the creation of a private road, subject to the following <br /> conditions: <br /> l. Prior to the issuance of building permits for new construction, <br /> the final plat must be filed with the Hennepin County Recorder's <br /> Office, road base installed and approved by City, and, if required <br /> improvements are not completed, the developers must execute a <br /> developer's agreement and post a letter of credit (150� of cost of <br /> remaining improvements). <br /> Required Improvements <br /> A) Private road to be constructed per standards set forth in <br /> • Section 11.33, Subdivision 4 and 5 for roads serving 3-6 lots. <br /> Engineering plans must be approved by City prior to any <br /> construction. <br /> The fol lowing list of final submittals must be submitted to the Zoning <br /> Administrator two weeks prior to the regularly scheduled Council meeting on <br /> the second and fourth Mondays of the month: <br /> Final Plat Submittals <br /> l. Surveyor to submit copy of preliminary plat locating both primary <br /> and alternate septic test sites for each Iot - designate to scale <br /> location of borings and perculation holes. <br /> 2. RECORD PLAT drawings in the form of two ( 2) mylar copies and one <br /> (1) copy reduced to 1"=200'e Drawing to include: <br /> a) Lot lines and drainage easements of wetlands areas platted <br /> per .preliminary survey. <br /> b) Dedication of "drainage and utility easements" 10' wide along <br /> all perimeter property Iines and 5' each side of internal <br /> property lines. <br /> c) Designate a 50 feet wide extension of the road outlot (B) to <br /> the northern boundary line to serve as future access to the <br /> � north. <br /> d) Principal road outlot should be designated as Outlot A. The <br /> City will ask for underlying road and utility easements over both <br /> outlots. <br /> Page 2 of 3 <br />
