�l'(� -w,i-,Re . <br /> .�. � �..w� . <br /> � `I <br /> � Clt� o� ORONO <br /> � RESOLUTION OF THE CITY COUNCIL <br /> � NO. 2219 <br /> � <br /> ' • - • • <br /> A RESOLIITION GRANTING <br /> PRELIMINARY APPROEIAL <br /> OF THE PLAT OF WOOD HILL , <br /> APPI�ICATION NO. 1163 <br /> WHEREAS, John _D. .McDowell and T.V. Markle, Vice President of <br /> Woodhill Country Club (hereinafter "applicants") on May 22, 1987 filed a <br /> Class III subdivision application with the City of Orono (hereinafter <br /> "City") for approval of a 5 lot plat of a property legally described on <br /> Exhibit A attached to this resolution and hereinafter referred to as "the <br /> property"; and <br /> WHEREAS, after due published and mailed notice in accordance with <br /> Minnesota Statues 462.358 et. seq. and the City of Orono •Zoning and <br /> Subdivision Codes, the Orono Planning Commission held a public hearing on <br /> June 15, 1987, at which time all persons desiring to be heard concerning <br /> • this application were given the opportunity to speak thereon; and <br /> WHEREAS, at their regular meeting held on July 13, 1987, the <br /> Orono City Council considered the subdivision application of the <br /> applicants, noting the following findings of fact: <br /> 1. The property is located within the RR-1B Single Family Rural <br /> Residential zoning district requiring a minimum of 2 acres of <br /> contiguous dry buildable land within each newly created lot. <br /> 2. The property consists of approximately 37.5 acres. Lot 1 contains <br /> 2.2 acres of dry contiguous land; Lot 2 contains 2.03 acres of dry <br /> contiguous land; Lot 3 contains 2.50 acres of dry contiguous land; Lot <br /> 4 contains 2.63 acres of dry contiguous land; and, Lot 5 contains 3.5 <br /> acres of dry contiguous land. <br /> 3. Outlot B consists of approximately 20 acres and is not proposed <br /> for residental development and will be combined with contiguous lands <br /> owned by Woodhi 11 'County C 1 ub. <br /> 4. Lot 3 shall achieve access via an existing private driveway <br /> easement to the south and Lots 1, 2, 4 and 5 shall be served by a <br /> private road that shall access from the north at Woodhill Avenue. , <br /> 5. A single family residence can be constructed on all five lots <br /> without the need for further variances. <br /> • 6. Septic testing has confirmed that al 1 lots have suitable soils and <br /> areas for on-site sewage disposal systems. The wetlands and steep <br /> topography have placed limits on available, f lat, more gentle sloped <br /> areas for septic development. <br /> Page 1 of 4 <br />
