MINUTES OF THE ORONO PLANNING COMMISSION MEETING <br />• HELD AUGUST 15, 1994 <br />ZONING FILE #1944 - CONT. <br />Peterson said the Planning Commission can act on the present survey dated August 4, 1994 <br />unless someone can provide another survey. Mr. Wile noted another survey had been done <br />about two months ago but did not have it available. <br />Chair Schroeder stated even though the lot is below the 1 acre minimum, it is consistent with <br />developed lots within the neighborhood. Drainage is another issue and any structure that is built <br />should not cause drainage problems for the neighbors. Gaffron said the neighbors cannot dictate <br />what is done but the Planning Commission needs to be reasonable and prudent in addressing the <br />drainage concerns. <br />Shirley Laue, neighbor to the west, stated the property is higher than other lots and is concerned <br />with drainage. <br />Chair Schroeder asked that a proper drainage plan be submitted along with building plans. Mark <br />Fuller indicated that they would adhere to whatever plans staff and the Public Works Department <br />recommends. <br />• It was moved by Chair Schroeder, seconded by Peterson, to recommend approval of Application <br />#1944 for Bradley and Dina Etherington, 4055 Elm Street, for renewal of the lot area variance <br />subject to the following conditions: submittal of a survey meeting staff's satisfaction, submission <br />of drainage and grading plans, legal combination of Lots 7, 8 and 9, Minnetonka Summit Park <br />required prior to issuance of building permit and accepted the lot area hardship stated by <br />applicants. Ayes 4, nays 0. <br />Gaffron noted applicants' plans are to start building this fall and inquired about the grading plan. <br />Chair Schroeder stated grading plans need to be submitted before the matter goes to Council. <br />Lindquist also requested that both the drainage plan and lot line dispute need to be resolved prior <br />to the application being forward to the Council. <br />( #2) #1958 LOUIS OBERHAUSER, 2405 DUNWOODY, 3865/3877 SHORELINE DRIVE <br />- SUBDIVISION OF A REPLAT OF THREE LOTS INTO TWO LOTS - 7:35 P.M. <br />Chair Schroeder noted the applicant was not present and stated the matter would be reviewed <br />at a later time. <br />• 3 <br />
