For cantilevered deck overhangs that are part of the original construction <br /> of a Dwelling and extend not more than thirty inches beyond the boundary of � <br /> the Underlying Unit. <br /> This easement for encroachments shall continue for as long as the encroachment exists <br /> (and in the case of a roof overhang, cantilevered decic overhang, box window or cantilevered <br /> sections, for one year after the same is destroyed or removed, to allow time for replacement <br /> and rebuilding, and if replaced or rebuilt durin� such year, this easement shall continue as if <br /> the destruction or removal had not occurred) and shall not affect the marlcetability of title. This <br /> easement for encroachments shall also include an easement for reasonable access across the <br /> adjoining Master Common Element or Neighborhood Common Element for the maintenance <br /> and rebuilding of the encroaching Improvements. <br /> 5.11 Proiect Si�n Easements. Master Declarant and the Master Association shall <br /> each have an exclusive right and easement to erect and maintain monument signs and related <br /> Improvements identifying the Property or specific Neighborhoods or features, on and across <br /> the Nlaster Common Elements and Neighborhood Common Elements. The areas on which <br /> monument signs or related Improvements are located shall be subject to exclusive easements in <br /> favor of the Master Association for the continuing use, maintenance, repair and replacement of <br /> - 1� - <br />
