Lot 2 shall grant an access easement in favor of Lot 1 for <br /> the proposed driveway serving Lot 1. <br /> 8. A Conservation & Flowage Easement shall be granted over the <br /> portion of wetland near the east lot line and shown on the plat <br /> as Drainage Easements. <br /> 9. Both reconfigured lots have been demonstrated to have <br /> suitable sites for primary and alternative drainfield sites. <br /> 10. A single family residence can be constructed on Lot 1 <br /> without the need for future variances. <br /> 11. The existing house and garage on Lot 2 conf orm to a 11 <br /> required yard and setback requirements. Any new house <br /> constructed on Lot 1 shall be subject to the standard 50' front <br /> (east ) and 30 ' side (north and south ) yard and setback <br /> requirements. <br /> • NOW, THEREFORE BE IT RESOI.VED, that based upon one or more <br /> of the f indings noted above, the City Counci 1 of the City of Orono <br /> hereby approves the preliminary plat for Paul & Virginia Boyke per <br /> the survey dated 3/26/87 revised 4/20/87 by Coffin & Gronberg, Inc. <br /> and revised by staff as shown on attached Exhibit B, subject to the <br /> fol lowing conditions: <br /> l. A variance wi11 be grante��� for Lots 1 and 2 which do not <br /> � front on a public roadway as required. <br /> ' 2. A variance will be granted to the 200' lot width standards <br /> for Lots 1 and 2. <br /> 3. The portion of cul-de-sac for future roadway purposes shown <br /> on Exhibit B shall be dedicated on the plat as Outlot A and a <br /> road and utility easement shall be granted to the City over <br /> Outlot A. <br /> 4. Driveway access easement over Lot 2 sha11 be granted in favor <br /> of Lot 1 by the property owner. <br /> 5.
