�i t s�i ` <br /> � � Ci.t� o� ORONO <br /> • RESOLUTION OF THE CITY COUNCIL <br /> � NO. 216 6 <br /> � <br /> ' • - • • <br /> A RESOLIITION GRANTING <br /> PREI�IMINARY APPROVAL FOR <br /> A PLAT AT 793 AND 795 NORTH FERNDALE ROAD <br /> APPLICATION NO. 1116 <br /> WHEREAS, Paul & Virginia Boyke on February 9, 1987 filed a <br /> formal subdivision application with the City for approval of a two- <br /> lot replat of residentially zoned property legally described as: <br /> Lots 1 and 2, Block l, Brooks Green, Hennepin County, Minnesota, <br /> (hereinafter "property"); and <br /> WHEREAS, after due published and mailed notice in accordance <br /> with Minnesota Statues 462.358 et. seq. and the City of Orono Zoning <br /> and Platting Codes, the Orono Planning Commission held public hearings <br /> on March 16 and April 20, 1987, at which time all persons desiring to <br /> be heard concerning this application were given the opportunity to <br /> speak thereon; and <br /> • WHEREAS, at their regular meeting held on April 27, 1987, <br /> the Orono City Council considered the subdivision application of Paul <br /> & Virginia Boyke, noting the following findings of fact: <br /> l. The property is located within the RR-1B Single Family Rural <br /> Residential zoning district requiring a minimum of 2 acres of <br /> contiguous dry buildable land within each replatted lot. <br /> 2. The property contains a total of approximately 7.5 acres of <br /> dry buildable 1and. <br /> 3. The proposed replat contains two lots each exceeding the 2.0 <br /> acre minimum lot area requirement. <br /> 4. Both proposed Lots 1 and 2 require a variance because they do <br /> not have the required frontage on a public roadway. <br /> 5. Both lots are proposed to front on and access to a private <br /> easement road. Both lots abut the proposed portion of cul-de-sac <br /> to be dedicated for future roadway but require a variance to the <br /> 200' lot width requirement as measured at the rear of the 50' <br /> front yard abutting the cul-de-sac. <br /> 6. A portion of cul-de-sac for future roadway purposes shall be <br /> dedicated on the plat as Outlot A, over which a road and <br /> utilities easement shal 1 be granted to the City. This portion of <br /> � cul-de-sac is intended to be reserved for future use as private <br /> or public roadway. <br /> Page 1 of 3 <br />
