Any wall over 4' in height or a tiered wall not separated by 2x the difference of the tallest wall (as <br /> measured from the face of the upper wall to the back of the lower wall) needs to be engineered by a registered <br /> professional engineer. <br /> • The grading needs to be maintained on the property. The proposed plan shows water being directed toward the <br /> home/garage to the south. <br /> • The plan needs to include silt fence location. <br /> • While the grading plan includes a lot of areas with 3:1 slopes surrounding the house. It has been my experience <br /> the homeowners do not like the steep slopes (tough to maintain/mow) and will instead add additional walls not <br /> shown on the approved plan. If additional walls are installed during the restoration, you will need to come back <br /> to amend the plan prior to installation of the walls. This will adjust the hardcover calculations and may result in <br /> the home being out of compliance with hardcover regulations. <br /> • The grading is shown to end abruptly at the 75' setback line. It again has been my experience that this tends to <br /> not take place. If additional grading occurs within the 0-75' zone, you will be required to apply for additional <br /> permits and potentially may have to go through a variance procedure. <br /> • Is any work being done to replace the existing stairs to the boat house? Many times this is not shown to be <br /> included in the project, but is then added later. If additional work is to take place on the stairs,you will need to <br /> come back for a plan amendment prior to the work taking place. <br /> Please contact me with any questions or concerns. <br /> i <br />
