Prior to issuance of a building permit, the applicant shall submit <br /> for City staff review and approval a final site plan proposing house <br /> plan modifications and concurrent hardcover removals in the 0-75' <br /> lakeshore setback zone, in order to confirm that there will be no net <br /> increase in hardcover in the 0-75' lakeshore setback zone. Applicant <br /> shall further remove the existing sidewalks, driveway apron, and <br /> detached garage as shown on Exhibit A, prior to final inspection of <br /> the additions. <br /> 2. Hardcover in the 0-75' lakeshore setback area shall not exc'eed <br /> 1150 square feet (17.5�). Hardcover in the 75-250' setback area shal 1 <br /> not exceed 2,980 square feet (29.0� ). Applicant is advised that. <br /> • future proposed hardcover additions will likely be approved only with <br /> concurrent removal of equivalent amounts of existing hardcover. <br /> 3. Authorities granted by this variance run with the property not <br /> with the applicant, but are permissive only and must be exercised by <br /> application for a building permit within one year of the date of <br /> Council approval, or this variance will expire on that date (March 10, <br /> 1987 ) . <br /> i <br /> 4. Violation of or non-compliance with any of the terms and <br /> , conditions of this variance shal 1 constitute a violation of the zoning <br /> code, shall automatically terminate any authority granted herein, and <br /> shall be punishable as a misdemeanor. <br /> 5.
