Staff conducted a <br /> preliminary review based on the information provided and recommends the following items be submitted or revised in <br /> order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. Our engineer has reviewed the survey submitted and has the following comments: <br /> a. The plan does not comply with the City's Survey&Site Plan Requirements(enclosed): <br /> i. Service utilities (water, gas, electrical, and sanitary sewer with invert elevation at connection <br /> point) are not depicted (#14.) <br /> ii. Slope of driveway in percent of grade(#22) <br /> b. The plan depicts grading outside of the property lines and outside of the erosion control measures. <br /> Grading outside of the property lines must be approved by the appropriate property owners. Erosion <br /> control should be adjusted accordingly. <br /> c. The plan depicts the driveway going over a City manhole. The driveway should be rerouted so as to <br /> not impact the manhole. <br /> d. The plan depicts a "future garage and driveway" and an existing retaining wall on lot 9 to the south. <br /> These items are not on the current variance application for said property. Please clarify. <br /> e. The plan depicts a swale that collects and sends run off toward Lot 9 to the south. Grading plans <br /> should not increase the rate or volume of runoff flowing on to neighboring properties. <br /> f. The hardcover relating to the A/C unit and other exterior mechanicals should be calculated and shown <br /> on the survey. (��1,�1�I�CDI i1h W�-� <br /> Please provide two copies of an updated,full size certificate of survey which meets all of the City's Survey& <br /> Site Plan Requirements addressing the above comments. <br /> 2. Lots of Record Status. The property is located in Tier 2 of the Stormwater Quality Overlay District and in the <br /> LR-1C zoning district. The property does not meet the lot area or lot width requirements for the zoning district. <br /> City Code section 78-72 (copy attached) permits the lot to be redeveloped without lot width and lot area <br /> variances, subject to 25% hardcover where normally up to 30% hardcover is permitted according to its tier <br /> within the Stormwater Quality Overlay District. <br /> 3. Hardcover Calculations. The AC unit is not shown on the hardcover calculation worksheet. Will this be <br /> mounted on the house or on a cement slab? Please clarify. Please have the surveyor update the hardcover <br /> calculations to include all exterior improvements and re-submit. Attached is a copy of our hardcover <br /> information packet. <br />
