Dedication of drainage and utility easements. _ <br /> 2. Dedicationon the plat of right of way for a public <br /> � road, shown as County Highway No. 84. <br /> 3. Creation of a new private road shown on the plat as <br /> Outlot E, to be know henceforth as Luce Line Ridge. <br /> 4. Concurrent with the creation of this private road, <br /> the Subdivider has dedicated to the City a Road and <br /> Utilites Easement granting to the � City permanent <br /> access, improvement and utility easements over said <br /> Outlot; the Subdivider has created non-exclusive <br /> ingress, egress, drainage and utility easements over <br /> � said Outlot in favor of all abutting and/or benefiting <br /> lots including a declaration of certain maintenance <br /> covenants wherein each of the abutting and/or <br /> benefiting lot owners covenants and agrees to <br /> . permanently maintain and pay the cost of maintenance <br /> for said private road. <br /> 5 . Dedication to the City of a Flowage and <br /> Conservation Easement providing for limitations on the <br /> use of wetlands and/or drainageways described therein <br /> and shown on the plat as "drainage easements". <br /> 6. Dedication to the City of a,n open space easement <br /> over Outlots A & B to fulfill the density requirement <br /> for 10 residential units in the RR-lA rural residential <br /> zoninq district requiring five acres of dry land per <br /> unit. <br /> 7. Creation of private covenants placing restrictions <br /> on the use of each homestead unit, private road and <br /> shared commons area. <br /> 8.
