Staff conducted a preliminary review based on the information provided and recommends the following items <br /> be submitted or revised in order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. A survey was provided however the building plans show a proposed patio which is not <br /> reflected on the survey. Please provide two copies of an updated, full size certificate of survey which meets <br /> all of the City's survey standards (enclosed). Also the survey does not ref/ect any proposed landscaping. <br /> Please note our new permit requirement below for any exterior/landscaping improvements. <br /> 2. Property Owner. There was no property owner information listed on the application. Hennepin County <br /> shows the Andersen's own the property. Please submit proof of ownership. <br /> 3. Building Height. In order for this home to meet the City's hei�ht requirement the highest window shown on <br /> the Front Elevation (1/1) must be removed. Please advise if you want to submit updated plans or if you want <br /> us to redline the window. <br /> 4. Escrow & Escrow Agreement. Permits involving grading and/or review by the City's engineer require <br /> submittal of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement <br /> to the City for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will <br /> guarantee conformance with City Code Chapter 79 relating to erosion control and stormwater. The required <br /> escrow amount for this project is$2,500. We acknowledge receipt of$2,500 from Denali Custom Homes for <br /> the escrow,but be aware per the City's policy the escrow money will be refunded to the property owner of <br /> record at the time of release. Please have the property owner sign the enclosed escrow agreement and <br /> return. <br /> 5. Separate Permits Required for: <br /> Septic System <br /> Pool <br /> PLEASE NOTE: 2015 NEW PERMIT REQUIREMENT: Prior to the commencement of a� exterior/landscaping <br /> improvements, i.e. patios,grading,sidewalks,retaining walls,etc., a Zonin�Permit is required. <br />
