We have over layed
the new proposed work on the survey.
l. In response to your statement of the storm sewer. Please note that both the storm sewer man hole and catch
basins are located on the survey with elevations noted. These catch basins and man holes will not be altered in
any way.
2. The existing grade and drainage flow is called out on the survey with drainage arrows and topography lines
showing existing grade conditions and the flow of the drainage. Neither the grade nor the drainage will be
altered. All drainage and grades are to remain as is.
3. The existing deck is shown on the survey as well as the proposed deck. We will be shortening the deck and
making it smaller. The proposed deck will be 132 SF.
4. We have also added both a masonry fireplace(60 SF) and a new stone patio with stone stepping pads (468 SF),
all shown on the survey.
5. This stone patio and stepping stones along with the reduced deck and new fireplace are the only changes to the
hardcover calculations. Please see the attached hardcover sheet for further explanation.
6. We further confirm your guess of the property being located within the 500-1000' zone
I've highlighted and referenced the highlighted items on the survey with corresponding hardcover calculations. The
existing hardcover for the property is 26.9% and we are proposing additional hardcover of 4.1% for a new total hardcover
of 31.1%. This is below the 35% hardcover allowed referencing the cities hardcover information you had emailed over.
Please confirm this is all the information you need to move forward with the building permits.
Thanks Again!
Hans
*
.':?1-.
. +,•
'Tt` ?,'r'
i: .i!''Y.`":.A-,..'.
.:'i+lij':r:.r
+'j ^PR`ti
:` .,. _ ./!:F.
*s.
,
t}I'7'17OUft ` I:X('AI'I.ti
f
SrxCe 20,
Hans Frees
2345 Daniels St.
Long Lake, MN 55356
Office 952-926-6899
Fax 952-926-6286
Mobile 763-286-2-29
rra'L'E'e'1 aC'l,llf. iiOQG ,LIfZ ri
i
