Subdivider shall concurrent with road construction, construct stormwater <br /> management improvements generally as shown on the Preliminary Grading,Drainaae <br /> and Street Construction Plan dated Apri121, 1999 subject to any revisions of said <br /> plan as may be required by the City Engineer. The final Grading,Drainage and Street <br /> Construction Plan must be approved by the City Engineer prior to release of Final <br /> Plat for filing. <br /> 10. The private road in Outlot C and required drainage and stormwaier improvements <br /> shall be constructed to City requirements, subject to a Developers Agreement <br /> executed beri��een the City and the developer, and subject to review and approval by <br /> the City En;ineer. <br /> ?1. No building r ermits will be issued until the private road base work,all improvements <br /> and septic sites protected by fencing material have been completed by the developer <br /> and approved by the City. <br /> 12. Subdivider shall plant boulevard trees along the private road per the requirements of <br /> Section 11.60, Subdivision 2 and are subject to review by the City's landscaping <br /> consultant. <br /> 13. All identified primary and alternate sewage system drainfield sites within the <br /> subdivision shall be fenced off prior to any land alterations, and such fencing shall <br /> remain in place until such time that each Lot is developed. <br /> � 14. The subdivider has proposed easements for monument signs located on Lots 5 and <br /> 6 adjacent to Outlot C. The subdivider is advised a monument sign plan must be <br /> provided to the City and appro��ed by the City Council. <br /> 15. Prior to City release of the plat for filing the subdivider shall provide title opinions <br /> acceptable to the City Attorney, and applicant shall meet any other title requirements <br /> as may be required by the City Attorney. <br /> 16. Mortgaje consent is granted by Mortgaaee for the 1000`Villow Drive South property <br /> described in Exhibit B. <br /> 17. The subdivision includes subdivider ab ees to filing a lot line reanangement with th� <br /> 1000 Willow Drive South property prior to filing of the plat. <br /> Page 3 of 7 <br />
