Payment to the City for the final plat legal review and filing of the plat, easements <br /> and covenants in the amount of$400.00. <br /> 7. The MCWD shall approve the Grading, Drainage and Street Construction Plans. <br /> 8. Conditional Use Pernut granted for grading along the property line per Resolution <br /> No. 4268. <br /> NOW, THEREFORE BE TT RESOLVED, that the City Council of the City of <br /> Orono hereby approves the plat of Carriage Hill, Hennepin County, Minnesota, legally described <br /> in Exhibit A., subject to the following conditions: <br /> 1. Submitted Letter of Credit for 150% of the site improvements based on the City <br /> Engineer's estimate. <br /> 2. Only Lot 1 shall not have access to Outlot C, Carriage Lane. <br /> 3. Lots 2, 3, 4, 5 and 6 shall have access to Outlot C, Carria�e Lane. Lots 2, 3, 4, 5 and <br /> 6 shall not have access to Willow Drive or Brown Road South. <br /> 4. A lot width variance is granted for Lots 3 and 4 which front on a cul-de-sac and <br /> which do not meet the required 200'width at the 50' setback. <br /> 5. The aforesaid plat shall be filed by the City of Orono with either the Hennepin <br /> County Recorder's Office or Registrar of Titles on or before November 10, 1999 <br /> together with a certified original copy of this resolution. <br /> 6. The private Outlot C shall henceforth be known as Carriage Lane. <br /> 7. The private road shall be privately owned and maintained per the appropriate access <br /> easemendmaintenance documents to be executed by the subdivider. The subdivider <br /> has created a homeowners association which shall be responsible for maintenance <br /> of Camage Lane located in Outlot C. <br /> 8. Outlot B shall be owned and maintained by the owner of Lot 2. The Outlot B shall <br /> serve as a private driveway for Lot 2. No other lots shall use said Outlot B for <br /> access. <br /> Paje 2 of 7 <br />
