This appfication was reviewed as Zoning File#143676. <br /> 2. 2470 Carman contains 0.89 acres in area, 132 feet in width and currently contains a <br /> . single family home. <br /> 3. 2490 Carman is comprised of two separate P1Ds and has a total area of 0.45 acres <br /> � combined, and 99 feet in width. � <br /> " 4. 2470 Carman is currerrtly connected to City sanitary sewer, sani�ary sewer is available <br /> for 2490 Carman, City water is available•for both properties. <br /> 5. This application contemplates a lot line rearrangement to eliminate the cammon lot line <br /> dividing the two P1Ds which make up 24H0 Carman as weil as move the lot line dividing <br /> 2470 and 2490 as an east/west division to create a north/south.division. <br /> 6. Following the lot iine rearrangement 2470 Carman will have 0.76 acne in dry .buildable <br /> � area; anr12490 Carman will have 0.58 acres in dry buildable area. <br /> 7. 2470 Carman is currently served by a driveway which crosses, and also provides access <br /> t�, 2490 Ca!?r.an. As �o ?c�c��t�onal new curb cuts are Qermitted, a driveway access <br /> � easement agreement may be necessary to access 2470 Carman over 2490 Carman. � <br /> 8. Because fhis is a fot line rearrangement which resuits in no additional lots, no park fee or <br /> � � stormwater trunk fee will be required. • . <br /> .CONCLUSIONS, ORDER AND COND[TIONS - <br /> NOW, TNEREFORE, BE IT RESOLVED, that based upon one or more o# the <br /> findings noted above, the City Council of the City of Orono hereby grants the lot line <br /> rearrangement of the above referenced properties based on the lot line rearrangement survey <br /> dated 06/09/14 and revised on 06/25/14 by Frank R. Cardarelle, Land Surveyor, attached as <br /> Exhibit A; subject to the following condifions: <br /> 'f.
