The applicants' property contains 0.9 acre or 39,500 s.f. of property <br /> area above the 929.4' elevation (a total lot area of 196,700 s.f. or 4.5 <br /> acres including area below 929.4') and has a total width of 355.8'. <br /> b. There is no additional land available for acquisition by the applicants <br /> to mal<e the property confornling. <br /> c. The applicants' entire home is within the required setbacl: from <br /> Tana�er Lake, and any expansion requires variances. <br /> d. The proposal will not have a ne�ative impact on light, air or open <br /> space within the neighborhood. <br /> �. The Plannin� Commission reviewed this application at a public hearing <br /> held on May 16, 2005 and recommended denial of variances to Municipal <br /> Zoning Code Sections 78-1?79 and 78-1288 Subdivision A to allow <br /> construction of a gara�e addition within the 0-7�' setback zone based on <br /> the follo�ving findin�s: <br /> a. The construction of the addition would have a ne�ative impact on <br /> li�ht, air or open space within the neighborhood. <br /> 5.
