The following draft is what I <br /> would propose to immediately put into a letter or email to Alness' and their builder, surveyor <br /> and attorney: <br /> On August 1 St I met with Sta.cy Alness and Dean Johnson to review their latest building plan, at their request,to <br /> confirm they were headed in the right direction. Dean provided what he described as an incomplete plan set, <br /> still a work in progress. Their goal and intent was/is to make the upper floor of the garage wing meet the <br /> definition of a half-story. We reviewed the definition of half story. <br /> By Orono Code defuution: <br /> Half sto�y means the uppermost floor of a building in which <br /> (i)the intersection of the exterior wall and the roof is not more than three feet above the floor elevation, <br /> and <br /> (ii)not more than 60 percent of the floor area within the exterior walls of the uppermost floor exceeds <br /> five feet in height as measured from the floor to the rafters. <br /> Floors exceeding these parameters sha11 be deemed a full story. <br /> The last page of that plan set shows three cross-sections through the garage wing of the house. See Attachment <br /> A- I have labeled the cross sections"left", "middle", and"right"for easy reference. <br /> - The left cross-section is based on the original plans that clearly exceed the half story requirements <br /> because the exterior wall intersects the roof at a point approximately 8 feet above the floor, and 100% of <br /> the floor area measured from the floor to the rafters exceeds five feet in height. <br /> - The middle cross section correctly shows the exterior wall intersecting the roof at(approximately-not <br /> dimensioned) 3 feet above the floor. However, with the proposed 12/12 roof pitch,more than 60% of <br /> the floor area has a height exceeding 5 feet as measured from the floor to the rafters. In order have no <br /> more than 60% of the floor area exceeding five feet in height as measured from the floor to the rafters, it <br /> was agreed that the most likely solution was to decrease the roof pitch. <br /> We agreed that the middle cross section was clearly on the right track and needed some refinement in <br /> order to be considered as a half-story. <br /> - The right cross section proposed to use a 5-foot wall truss. It was agreed that this did not meet the <br /> requirement for a half-story,because the exterior wall intersects the roof at approximately 7 feet above <br /> the floor and 100% of the floor area has a height from floor to rafters exceeding 5 feet. <br /> i <br />
