t October 1,2015
1400 Baldur Park Road
Page 2 of Z
c. Please add the proposed retaining wall hardcover to the calculations. The wall is not within the 75'
setback therefore you can exclude the square footage on the "excludable hardcove►" portion of the
worksheet.
Enclosed is a copy of the hardcover information packet.
4. Building Height. According to our review, the defined height of the proposed structure is calculated to be 31.1
feet where a defined maximum height of 30 feet is permitted. Please adjust the height to meet the City's
requirements.
5. Half-Story. The plans indicate the use of a truss system in an attempt to meet the no-more-than-60%-
exceeding-five-foot-height condition of the Code. It does not meet the condition for a half-story because the
interior height is measured from the floor to the rafters, not from the floor to some point on a truss that might
be,a significant distance below the rafters. A truss cannot be considered as a rafter. The plans must be revised
to meet the half-story definition. One option to consider is lowering the overall pitch of the roof over the
proposed 3d level storage space such that the 5-foot requirement can be met.
6. Resolution. Please have the property owner make arrangements to sign the original resolution at the City of
Orono offices. We are open Monday through Friday from 8 am to 4:30 pm. The property owner should bring
along a driver's license or another form of identification for his signature to be notarized.
The above information is required in order for the plan review to continue. Please feel free to contact me at
952.249.4620 or by email at cmattson@ci.orono.mn.us if you have any questions on the above requirements.
Sincerely,
CITY OF ORONO
'`ly p`''
Christine Mattson
Planning Assistant
c Peter Keosya via email
Bill Brueggeman via email
Engineering Design&Surveying via email
Steve Elliot via email
Roger Peitso,Building Official
enclosures
