Staff conducted a <br /> preliminary review based on the information provided and recommends the following items be submitted or revised in <br /> order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. A survey dated 8-5-2015 was submitted. Planning and zoning staff have reviewed the <br /> survey and noted the following items need to be changed or updated. (Please note our engineer has not <br /> reviewed the survey so additional comments may be forthcoming): <br /> a. Please label the survey to match the hardcover calculation key[see below Item 3(b)]. <br /> b. A patio is noted on the hardcover calculation sheet, but is not shown on the survey. Please clarify. <br /> c. A 100 sf credit for a pervious paver system is shown on the hardcover calculation worksheet. Please <br /> identify where the area of the pervious paver system and provide a cross-section detail. <br /> d. Remove the swale cross-section from the lake yard area of the survey and place in a different part on <br /> the page. <br /> e. Show the location of the air conditioner pad. <br /> f. Survey needs to show the top of foundation (TOF) elevation along with the point or spot where the <br /> TOF is referenced on the perimeter of the foundation. We expect this reference point to be consistent <br /> with the TOF shown on the foundation as-built survey. <br /> g. Show the average lakeshore setback line. <br /> h. Show the location of the silt fence and/or other erosion control measures. <br /> i. Show the location of the well. <br /> Please provide two copies of an updated, full size certificate of survey which meets all of the City's sunrey <br /> standards(enclosed)so we can continue our review. <br /> 2. Landscape Plan. Prior to the issuance of the building permit a landscape plan must be submitted showing all <br /> the proposed exterior/landscaping improvements,i.e.patios,grading,sidewalks,retaining walls,etc. The plan <br /> should include the name of the individual performing the work. The landscape plan should match what is <br /> shown on the survey. <br /> 3. Hardcover Calculations. The property is located in Tier 1 of the Stormwater Quality Overlay District. Hardcover <br /> calculations were provided,however it appears the caiculations were not prepared correctly,see below. <br /> a. The hardcover calculation total is shown at 25%, but the square footages provided actually results in <br /> 25.18%-25.20% hardcover,depending on the rounding used. Please adjust the proposed hardcover <br /> to be no more than 25% or 3,077 square feet. Make sure any changes made to the hardcover <br /> accurately are reflected on the survey. <br /> b. Please provide a hardcover survey or site plan which corresponds to the hardcover calculation <br /> worksheet letter keys(A through Z). <br />
