Plat Map Background The subject property is approximately 1/3 acre in area and is located within the RR-1B, rural residential district which requires a minimum of 2 acres. The applicant is proposing to construct a new single family home on the property and is requesting lot area, lot width,front and rear yard and side yard setback variances in order to do so. The property is 14,000 square feet or 0.24 acre in area and is 160 feet in width where 2.0 acres in area and 200 feet in width are required. The home is proposed to meet the north side yard setback at 55 feet; a pool in a conforming location is also proposed. The proposed home is proposed to be situated 20 feet from the rear lot line, 22 feet from the front lot line where 50 foot setbacks are required; and 49 feet from the south side lot line where a 30-foot setback is required.
