VOTE: Ayes 5,Naye 0. <br /> NEW BUSINESS <br /> 2. #15-3735 CHAMBERLAIN CAPITAL,LLC, 10 MYRTLER'OOD ROAD,VARIANCES, <br /> 6:33 P.M.—b:38 P.M. <br /> Paul Camemn, Chamber(ain Capital,was present. <br /> Curtis stated the applicant is proposing to redevelop the property located at 10 Myrtlewood Road with a <br /> new single-family hoine. The property is Iocabed in the RR-1 B District tequiring minimums of 2.0 acres <br /> and 200 feet of width. 'Tt�e municipal boundary between Orono and Wayzata runs tttrough the property <br /> down towards the southern portion of the lot,which results in thc property being divided into twa <br /> separate parcels with sepatate PIDs. The Orano portion has 163 feet of width along Myrtlewood and 0.89 <br /> acre in area. One acr+e is the�reshold for administrative approval of a non-conforming lot siza in this <br /> zome. Therefore,in order to redevelop tho properiy, Iot width and lot area variances are required. <br /> The property is an existing lot of record. Because the porCion of the properry within the City of Orono is <br /> less tf�n 1.0 acre,the minimum provisions far nonconforming lots of record within the City's Code have <br /> not been met, lot area and lot widti�variances are required to construct a new hame on the property. The <br /> portion af the property that is located in Wayzata is�ot independently buildahle but does bring the <br /> property over the 1.0 acre threshold. <br /> Staff finds practical difficulties exist to support redeveIopment of this property,such as the substandard <br /> lot area and width,which are not the result of actions by the landowner. Tho now singl�family home is <br /> reasona.ble and consistent with the Comprehensive Plan. The setbacks and structural coverage proposed <br /> meet the requirements of the zoning code. The owner intends ta connect to city sewer, so the septic <br /> system is not an issue. Granting lot area and Iot width variances to redevelop this property are necessary <br /> and will not merely serve as a convenience to the applicant. <br /> Tt►e collective area of the property dces not meet the intent ofthe administrativc approva.l. Therefore <br /> Staff recommends approval. Any and all engineeting comments will be addressed by the applicant at the <br /> building permit stage. <br /> Page i af 37 <br />
