Ecolo�ical Connections—Since the applicant is proposing sigaificat�t prairie and tree preservation <br /> areas,the proposed layout should provide strong ecological connections to adjacent properties. <br /> However,the CDMP should be revised to indicate where existing connections exist and how these <br /> corridors are being maintained with the proposed improvements. <br /> h. Views—The CDMP should be revised to indicate which eusting positive views are being <br /> maintained,wluch existing positive views are to be impacted,and how the iznpacted views are <br /> being mitigated. <br /> i. Landmarks—The CDMP should be revised to indicate if e�cisting landmarks(barns,houses,etc.) <br /> are to be preserved or reinterpreted. <br /> 1.2 The Vegetation Management Plan should inclucie the following: <br /> a, Trea preservation and reznoval limits <br /> b. Tree replacement locations and species schedule <br /> c. Tree removal and replacement calculaxions <br /> d. Prairie preservation limits <br /> e. Invasive species removal <br /> f. Wedand buffer establishment <br /> g, Vegetation establishment fox disturbed azeas <br /> 1.3 A Preliminary Gzading Plan should be submitted for review. The plan should indicate potential <br /> driveway and house pad locations so potential impacts to existing trees and prairie can be reviewed. <br /> l.4 The Septic report should be submitted for review auid co�nment. <br /> 1,5 Section 2.7 of the Declazation of Covenants,Conditions,Restrictions and Easements indicaies up to 18 <br /> significant trees may be removed on Big Woods lots without need for replacement. However,the <br /> CDMP indicates only 15 trees may be removed without replacement. The documents should be <br /> revised to list the same requirements. Also,the Declaration should be revised to include the following <br /> items as exhibits: <br /> a. Road Maintenance Plan <br /> b. Stormwater Facilities Maintenance Plan <br /> c. Vegetation Management Plan,including Invasive Species Control <br /> 1.6 A Stormwater Pollution Prevention Plan(SWPPP) will need to be submitted as part of the Final Plans. <br /> The SWPPP should include a project narrative,erosion control notes,erosion control installation <br /> schedule,erosion control maintenance schedule,pollution prevenrion notes,a�sd location and details of <br /> proposed erosion control devices. <br /> 1.7 The estimated cost of proposed improvements must be submitted as part of the Final Plat process for <br /> determination of the total Letter of Cre�tiit amount. A Letter of Credi.t wriuen to 15096 of cost of <br /> imgrovements must be submitted prior to any land disturbing activities. <br /> 1.8 The applicant may be ret�uired to obtain Minnehaha Creek Watershed District(MCWD}approval for <br /> their Erosion Control,Wetland Protection,Waterbody Crossings and Structures,and Stormwater <br /> Management rules. A copy of any approvals or pernvts required should be submitted prior to Final <br /> Plat approval. <br /> 19 The applicant may be required to obtain Hennepin County approval for access and work in right-of- <br /> way on CSAH 6. A copy of any approvals or permits requixed should be submitted prior to Final Plat <br /> approval. <br /> 1.10 The applicant will be required to obtain a General Construction Permit(NPDES}to discharge <br /> stormwater associated with construction aetivity if more thaz► 1 acre is disturbed. A copy of the pemut <br /> should be submitted prior to any land disturbing activity. <br />
