Each lot shall retain a separate access at County Road 135 or Tonkawa Road. <br /> New access to serve Lot A must be approved by Hennepin County, Department <br /> of Transportation. <br /> 7. Proposed Lot B, the developed lot, has an excess of hardcover within the 0-75' <br /> and 250-500' setback area. The Planning Commission recommended approval of <br /> the excess hardcover within the proposed lot based on the following findings: <br /> A. To require a lot line readjustment to include over a one-half acre of area <br /> within the 250-500' setback area, would result in Lot A's future residence <br /> being developed closer to the lake. <br /> B. If proposed house on Lot A is to be constructed closer to the lake, the <br /> • City would be encouraging a variance to the average lakeshore setback. <br /> C. The Lot B at 3.27 acre has a total of 16.6% hardcover. Hardcover within <br /> the 75-250' setback area is at 4.68% where 25% is allowed. <br /> D. 5.73% hardcover exists within the 0-75' setback area. A major part of <br /> _ the hardcover consists of a portion of a concrete and asphalt ramp that <br /> was installed years ago with the development of the property. The ramp <br /> � provides access to the lakeshore. Applicants have agreed to remove <br /> asphalt portion of the ramp and to reinstall with an access structure that <br /> conforms to current shoreland standards. <br /> NOW, THEREFORE, BE IT RESOLVED, that based upon either one or more <br /> of the fmdings noted above, the City Council of the City of Orono hereby approves the <br /> preliminary plat for the Russell Lund Estate at 905 Tonkawa Road per the survey dated June 12, � <br /> 1992, revised March 25, 1993, by Mark S. Gronberg of Coffin and Gronberg, Inc., subject to <br /> � the following conditions: ' <br /> 1.
