The applicant seeks Council input on a proposed 22 unit, single family neighborhood at 2465 <br />Shadywood Rd and 2500 Kelly Avenue, totaling 4.3 buildable acres. The proposed development would <br />require a rezoning and a comprehensive plan amendment, in additional to the subdivision process. <br /> <br />Background. This revision is the latest attempt by the developer to present a plan acceptable to the <br />Council. In October, the applicant presented a plan for 24 units on the parcels. The Council last <br />reviewed a plan on October 12th. The packet from this meeting is attached. <br /> <br />The land use guidance for the property: <br /> <br /> Kelly Ave. Shadywood <br />Comprehensive Plan 2-3 u/ acre 4-15 u/ acre <br />Zoning Ordinance 1 u/ acre Commercial <br />Proposed 3.3 u/ acre 9 u/ acre <br /> <br />Over all, the 22 units on 4.33 dry buildable acres yields 5.11 units per acre. However, for the Kelly Ave <br />parcel, the proposed plan shows density higher than prescribed by the Comprehensive Plan, by the <br />zoning ordinance, and higher than suggested by the City Council at their meeting on October 12th, <br />minutes attached. Because the Comprehensive Plan informs the regulations outlined in a zoning <br />ordinance, some modification should occur. <br /> <br />The revisions include a reduction in the total number of lots, and an enlargement of the lot widths for <br />the larger classes of lots, which are summarized in the following table. The applicants also propose the <br />addition of common space including a space to house the preservation of a small barn. <br /> <br /> <br /> <br /> <br />
