These would be confirmed based on the more detailed <br />preliminary plat. <br /> <br />The developer also included the intended building sizes, 1,500 sq ft for the smaller lots, and 1,800 sq ft <br />for the larger lots. <br /> <br />With 22 units, the developer proposes a homeowners association which would maintain the grounds, <br />including the streets, storm water and the common area. The developer believes an association offers <br />greater protection of the existing trees on the property, as compared to what can be protected when <br />properties are privately developed and individually maintained. The hatched areas shown on the plan <br />are intended to represent the tree protection areas. These hatched areas do not reflect expected tree <br />loss due to grading of the roads or the homes, or utility improvements, including storm water <br />management. <br /> <br />COUNCIL ACTION REQUESTED: <br />Council is asked to comment on the proposed plan.
