� , <br /> f+ i + <br /> O <br /> � �' CITY of ORONO <br /> O ., O <br /> • �.�:e�=� RESOLUTION OF THE CITY COUNCIL <br /> � ��. � �" �7 e7 ... <br /> ,�, � b�� �.��;� �ti No. 7 7 <br /> ���� o¢�G . <br /> E38 <br /> A RESOLUTION APPROVING THE <br /> � PLAT OF BLUE HILL <br /> FILE NO. 1779 � <br /> WHEREAS, the City of Orono is a municipal corporation organized and existing <br /> �under the laws of the State of Minnesota; and <br /> WHEREAS, the City Council of the City of Orono has adopted subdivision <br /> regulations for the orderly, economic and safe development of land within the City; and <br /> WI�REAS, the City Council has considered the application for a subdivision by <br /> Andrew Goetten (hereinafter "the subdivider"); and <br /> V(�REAS, on January 11, 1993, the City Council approved Resolution No. <br /> • 3224 granting preliminary approval for a plat at 1385 Fox Street; and <br /> WHEREAS, the portion of the properry being subdivided is located within the <br /> RR-1B Single Family Rural Residential Zoning District requiring a minirnum of two acres of <br /> contiguous dry buildable land within each newly created lot; and <br /> WHEREAS, the properiy contains a total of approximately 3.66 acres, of which <br /> 3.01 acres is contiguous dry buildable land exclusive of 33' of right-of-way for Orono Orchard . <br /> Road, exclusive of wetlands, and exclusive of the non-contiguous portion south of County Road <br /> 15,.which portion is located in the LR-lA zoning district; and <br /> WHEREAS, the plat contains two lots, Lot 1 consisting of 1.78 dry contiguous <br /> acres plus 0.23 acres located south of County Road 15 for a total of 2.01 acres and Lot 2 <br /> consisting of 1.23 dry contiguous acres. Lot 1 requires a variance to allow credit for non- <br /> contiguous area. Lot 2 requires a lot area variance. These variances have been granted per the <br /> findings and conditions of Resolution No. 3223 of the City Council; and <br /> WHEREAS, each of Lots 1 and 2 abuts a public roadway open to traffic, and <br /> each lot contains the required 200' lot width requirement as measured at the 50' front yard <br /> setback line; and <br /> • .
