The Orono Planning Commission reviewed this application on January 18, 1994 � <br /> and recommended approval of the proposed variance based upon the following <br /> findings: , <br /> A. The proposed improvement requires no setback variances or any other ' <br /> variance to the code. <br /> B. The proposed improvement located within the 75-250' setback will result <br /> in 69.3 s.f. or .5% additional hardcover. <br /> C. Lot coverage is proposed at 12.5% where 15% is allowed. <br /> D. Applicants propose a 679 s.f. ,or 5.7% reduction within the 250-500' ; <br /> setback area where no improvements are proposed. � <br /> • E. Applicants have submitted floor plans of the current entry noting a <br /> � <br /> potential hazard for persons unfamiliar with the first floor entry and <br /> proximity of stairs to basement. <br /> 4. The City Council finds that the conditions existing on this property are peculiar <br /> to it and do not apply generally to other property in this zoning district; that <br /> granting the variance would not adversely affect traffic conditions, light, air nor <br /> pose a fire hazard or other danger to neighboring property; would not merely . <br /> serve as a convenience to the applicants, but is necessary to alleviate a <br /> demonstrable hardship or difficulty; is necessary to preserve a substantial property <br /> right of the applicants; and would be in keeping with the spirit and intent of the <br /> Zoning Code and Comprehensive Plan of the City. <br /> . 5.
