The properry is a long narrow lot measuring 140' in width and totalling <br /> 2.3 acres in area. The majority of hardcover improvements are located <br /> within the 75-250' setback area. <br /> B. Hardcover within the 75-250' setback area shall be reduced by a 132 s.f. <br /> or 0.50%. <br /> C. There is 0% hardcover in the 0-75' setback; there is a 7.16% hardcover <br /> in the 250-500' setback area where 30% is allowed; and 7.17% in the <br /> 500-1,000' setback area where 35% is allowed. <br /> D. The sloping lake yard topography and mature forested area in the west <br /> yard already places visual impacts upon the views of the adjacent <br /> properties. <br /> • E. The sloping topography minunizes the impact of the structural <br /> improvements to the lakeside of the residence upon the residence to the <br /> west side. The lake views of the property at the east side are impacted by <br /> the mature plantings in the lakeshore yard. <br /> 4. The Ciry Council fmds that the conditions existing on this property are peculiar <br /> to it and do not apply generally to other property in this zoning district; that <br /> granting the variance would not adversely affect traffic conditions, liaht, air nor <br /> pose a fire hazard or other danger to neighboring property; would not merely <br /> serve as a convenience to the applicants, but is necessary to alleviate a <br /> demonstrable hardship or difficulty; is necessary to preserve a substantial property <br /> right of the applicants; and would be in keeping with the spirit and intent of the <br /> Zoning Code and Comprehensive Plan of the Ciry. <br /> 5. The City Council has considered this application including the findinas and <br /> recommendations of the Planning Commission, reports by City s�aff, comments <br /> by the applicants and the effect of the proposed variance on the health, safety and <br /> welfare of the community. <br /> • Page 2 of 6 <br /> � Form5U05 DlskOraro <br />
