' <br /> WH�:REAS,Jensen Homes,Iiic., a Minnesota corporation, on September 22, 1995, <br /> filed a formal subdivision application with the City for approval of a two lot residential plat of <br /> property legally described as: � <br /> Tracks A and B and the Southerly 132 feet of the Westerly 205 feet of Track C,Registered <br /> Land Survey No.540,files of Registrar of Title,County of Hennepin,Minnesota(hereinafter <br /> "the property"); amd <br /> WHEREAS, after due published and mailed notice in accordance with Minnesota <br /> '. Statutes 462.358 et. seq. and the City of Orono's Zoning and Platting Codes, ihe Orono Plarming <br /> Commission held public hearings on October 16 and November 20, 1995, at which time all persc�ns <br /> desiring to be heard concerning this application were given the opportunity to speak thereon; and <br /> WHEREAS, at their regular meeting held on January 8, 1996, the Orono Ciiy <br /> Council considered the subdivision application of Jensen Homes,Inc. noting the following findinUs <br /> of fact: <br /> 1. The property is located within both flie LR-lA, Single Family Lakeshore Residential <br /> District,requiring 2 acres of contiguous dry buildable land within each newly created <br /> lot and the LR-1B, Lakeshore Residential Zoning District, requiring a minimum of <br /> 1 acre of buildable land within each newly created lot. <br /> 2. The property contains a total of approxirnately 10.69 acres,all of which is considered <br /> dry buildable except for a drainage way that intersects the property to tne southeast. <br /> 3. The proposed plat contains 2 lots as follows: <br /> Lot l, located predominately in the LR-lA Zoning District, is required to maintain <br /> 2 acres of area and consists of 7.19 acres. <br /> �; � Page 1 of 5 <br />
