They plan to retain ~he house and property of Lot ·s <br />and rent out that house for a period of years to help finance the new· <br />construction, then demolish the old house. Because Orono Code <br />generally does not allow a rental house on the same lot as the pri'1cipal <br />structure, a subdivision is in order. · · <br />Applicant notes that she is proposing to use a shared driveway and <br />has discussed with the County the possibility of moving the existing <br />driveway access further north where the grade will be flatter for as , <br />safer access point. You may recall that the County requested ,an extra <br />1' of right-of-way be dedicated o n the Krogness Plat in 1982, ·which the- <br />Planning Commission at that time denied, noting that Brown Road is , <br />classified in the Commun ity Management Plan as a collector street and\·/ <br />that the existing 66' width was appropriate. Since the County;(., , <br />currently has no plans to expand Brown Road according to Les Weigelt o f:. <br />the Planning Office, a 33' dedication is appropr iate. <br />· You will note that the propos er d ivi &i on line contains a nUU:be;~,-·, <br />angles in order to accomodate the 30' side setback required while,, <br />maintaining primary and alte:.:113te drainfield sites for both lots, and <br />keeping 2 acres of contiguous dry bui lda ble land for each lot.· Botb <br />lots exceed the 200' required width at the building site and botl'! lots <br />have adequate s oils and area for primary and alternate drainfield <br />sites.
