4685 Krogness <br />Page 2 <br />Subdivision <br />Planning Commission approved the following staff recommendation: <br />To recommend preliminary plat approval of the 2 lot plat of <br />Charles Krogness finding that the proposed subdivision meets <br />all septic standards setforth in the Orono ON -Site Septic Code <br />and the standards of the RR-lB zoning district and that each <br />lot is of a size and configuration that will allow its use as <br />a single family residence without the need of any setback <br />variances, such approval is subject to the following conditions: <br />1 - Wetlands to be described on the plat as drainage easements <br />and dedicated to the putlic - a conservation and "lowage <br />easement shall be required over, under and across the <br />wetlands. <br />2 - Proposed house and all accessory structures on Lot J must <br />meet all setback standards of the RR-1B zoning district. <br />3 - Future Owner of Lot 1 must obtain an access permit from <br />County Highway Department prior to construction. <br />4 - Park Dedication fee of $100.00 for newly created lot. <br />To deny request of Hennepin County Highway Department for an <br />additional 7' of right of way based on following findings: <br />1 - CMP classification designates Brown Road as a r-ollector. <br />2 - Existing 66' adequate width for maintenance of existing <br />road. <br />3 - Hennepin County Highway Department: has no plans to expand <br />Brown Road. <br />4 - No changes proposed by the City thit would intensify use <br />of drown Road. <br />
