TO: Liz Van Zomeren, City Planner/Zoning Administrator <br />FROM: Stephen Weckman, On-Site Systems Manager <br />DATE: March 4, 1999 <br />SUBJECT: Septic Review for Application #2467,Carriage Hill -Subdivision <br />The proposed six lot subdivision requires the use of on-site sewage treatment systems. Site <br />evaluation/design has been completed for primary and alternate drainfield sites on each lot. <br />Due to frozen gound conditions, staff can't verify the accuracy of the soil borings or recommend <br />approval of the subdivision at this time. The information submitted by Westwood Professional <br />Services identifies two drainfield sites on each property meeting all City and State standards. Staff <br />approval of the septic plan will be granted once the City can verify the soil information and complete <br />system design information is submitted by Westwood. <br />The storm water drainage pond on the southwest corner of the property must be redesigned to meet <br />a 55 foot setback from the property line to the highwater mark. The setback is required to eliminate <br />future setback conflicts when septic system upgrades are required on adjoining properties. <br />Based on the above information, staff recommends approval of the application on the condition that <br />the soil information is verified by Staff and all final septic system design information is provided. <br />The city requires the drainfield sites to be fenced off prior to any grading or land alteration.
