Park dedication fee (2-acre zoning - 2S8 of raw <br />land value - 24 lots). <br />Total raw land value = $150,400.00 <br />for 24 lots - 4,216.67 <br />value per lot @ 2�% = 105.43 - per lot <br />Minimum fee is $250 per lot, therefore, <br />$250 X 24 lots equals total park dedication fee <br />of $6,000. <br />Letter from City Engineer, Greg Frank, dated <br />December 8, 1977, concerning The Farm at <br />Long Lake, which states: <br />"We have reviewed a rev preliminary plat on the <br />subject project. The pi minary plat included <br />drainage easements, a dearcation of 33' of right-of- <br />way along the length of Dakota Avenue, proposed <br />drainage patterns, the locations of drainage <br />structures and a centerline road profile. <br />With respect to the submittals, we have the following <br />comments: <br />1. Some relatively steep road grades are provided <br />(in excess of 7%) on both West Farm Road and <br />North Farm Road. One could expect considerable <br />washing if a gravel road is proposed. We would <br />not recommend slopes over 6% on City streets, but <br />our understanding is that the proposed streets <br />will be private. Tht develop-r should strongly <br />consider blacktopping, but we will not require <br />it at this time since the s h Bets will be privaty. <br />However, we do recommend that the drainage <br />ditches d acent to the stre eL be sodded and <br />check d.,a%._ provided to control erosion alone <br />the highway. <br />2. We have reviewed the Hennepin County soil maps <br />prepared for the subdivision.
