Mabusth <br />DATE: September 22, 1981 <br />SUBJECT: #626 Van Eeckhout, Subdivision <br />Planning Commission Recommendation <br />mo approve the seven lot plat of Charles Van Eeckhout finding <br />hat all lots meet the standards of the Crono on site septic <br />ade and that Lots 2 - 7 satisfy the lot standards of the RP.-lB <br />zon4.ng district. Planning Commission recommends granting a <br />lot width variance of 8' to Lot 1 based on the following <br />findings: <br />1) 465' of lot width alone Brown Road <br />2) An adequate building width of 112' along <br />plat road frontage in consideration of <br />50' side setback from Brown Road and 30' <br />side setback on west <br />approval subject to the following conditions: <br />1) City to take tinderlying road and utilities <br />easements over Outlot A - road outlot <br />2) City will require applicant to enter into <br />a maintenance agreement to divide cost of <br />upkeep and maintenance of said road between <br />all seven lots. <br />3) City will require a conservation and flowage <br />easement over the wetlands area. <br />4) Payment of a park dedication fee -.n the amount <br />of $1,400.00. Each lot @ $200.00. <br />5) Dedication of 33' of right of way for North <br />Brown Road. <br />6) All access to the newly created lots will be <br />via the platted road - no direct access off <br />North Brown Road. <br />*Note this is a recommendation to Council - no action should <br />be taken until Council's formal preliminary approval on <br />October 14, 1981. <br />
