Each of the concept plans provides their own unique qualities. Following is a breakdown of each <br />plan. <br />Concept A. <br />• This shows how the site can be developed under the RR-lB standards. <br />• Each lot has a generous building area with a nice view. <br />• The street location is not best suited for the neighbor to the NW. <br />• Does not preserve any natural corridors or greenways. <br />• Requires the removal of the existing home. <br />Concept B. <br />• All lots average I-acre in size. <br />• Preserves open area/greenway between the central knoll and no1ihem knoll. <br />• Creates uniformity throughout the development. <br />Concept C. <br />• Clusters smaller lots near similar size lots in Long Lake. <br />• Transitions into larger lots in the central and southern end of the site. <br />• Preserves open area/greenway between the central knoll and northern knoll. <br />• However, the street to the north dissects this open space. <br />• Places new road on top of existing driveway. <br />Concept D. <br />• Clusters I -acre lots in the central area as a uniform neighborhood. <br />• Separates the smaller 1-acre lots with standard 2-acre lot to the north and south. <br />• Preserves open area/greenway between the central knoll and northern knoll. <br />• Places new road on top of existing driveway. <br />Concept E. <br />• Clusters six small lots in the central area. <br />• Preserves all of north side as open space. <br />• Creates a distinct uniformed neighborhood. <br />• Places new road on top of existing driveway. <br />Homes By Design appreciates your comments and guidance in the development of this site. The <br />lot is a unique site that provides great opportunities to creatively design a development that <br />preserves its' natural features and its' transitional location between Long Lake, the wetland, the <br />Luce Line Trail and surrounding homes. A cluster development would provide a nice transition <br />between the small lot single-family homes to the north and the 1-acre single-family homes in the <br />Fox Ridge Development to the south.
