SKETCH PLAN REVIEW <br />FOR <br />120 BROWN ROAD <br />Homes By Design is interested in the development of the 20-acre parcel located at 120 Brown <br />Road. It is understood that the City has considered the development of this site previously but the <br />issue on access was never resolved. This issue has now been resolved and access to the site via a <br />public/private road from Brown Road is now possible. <br />With a road now possible, Homes By Design has prepared several concept sketches on the <br />potential development of this site. The sketches range from the city standard 2-acre lots to <br />several options utilizing the PRD cluster development. Due to the many natural amenities within <br />the site ( especially the wetlands and natural corridors) and the surrounding neighborhoods the <br />ability to cluster some of the sites is appealing for home placement and environmental <br />sensitivity. <br />Site data that were made available to us from previous reports include: <br />• Total Area 20. 7 acres <br />• Upland Area . 14.1 acres dry buildable <br />• Wetland/Creek 6.6 acres, the creek divides the south from the north <br />• Zoned RR-lB (2-acre lots) <br />• Luce Line Trail to the South <br />• Sewer services are available from Long Lake or along Brown Road. <br />• Long Lake abuts to the north with sewered small lots. <br />• The Fox Ridge Subdivision is just south of the site and contains 7, 1-acre lots. <br />The sketch plans are being presented to demonstrate that although a six-lot 2-acre subdivision <br />can be achieved to meet the current zoning requirements, that the site is best served by being <br />developed as a PRD. It is our intent to preserve the wetlands and the natural corridors that exist <br />in and around the site. The home placements will also protect these corridors and match the <br />surrounding area. In preserving these amenities we are requesting that the city, under the PRD <br />standards, support a development using a cluster design that incorporates seven lots. With over <br />14 acres of dry buildable land, seven lots appears to be a reasonable request since there is enough <br />dry land for 7 two-acre lots. <br />There are three distinct buildable areas within the site. <br />1. The northeast corner. This area is next to Long Lake smaller lots. The knoll in this <br />area provides a nice view over the wetland to the south and east. <br />2. The central area. This is where the existing home sits. It consists of a large lmoll that <br />provides beautiful views in all directions. There is room for several walkout style <br />homes with easy access to Brown Road. IT is far away from other surrounding homes <br />to create its own sense of a neighborhood. <br />3. The southern knoll. This site offers a majestic view with an element of privacy due <br />to the creek to the north and the Luce Line trail to the south.
