A. <br />PRESENTER <br />E)eter Jarvis, BRW, Inc. <br />ITEM <br />Sketch Plan Review, Proposed Re^oning, 32.6 acre parcel, <br />Generally Located in the Northwest Quadrant of T.H. 12 and <br />Brown Road, From RR-lB to R-lA (PRD); Preliminary Plat for 25 <br />Single Family Lots & Related Outlots. <br />BACKGROUND <br />This item is a Sketch Plan review, and therefore, no formal <br />action is required of the Planning Commission. Since this <br />application will, in all liklihood, be the first that the City <br />will act upon following the lifting of the development <br />moratorium that has covered this area, as well as the first to <br />he judged as to its consistency with the new zoning standards <br />for this area, staff felt that 3n informal review would be <br />beneficial. <br />The land contained in this application is owned by Sid Rebers <br />and is proposed for development by Rebers Homes. The 32.6 <br />acres contained in this prelimina r Mat includes all but a <br />narrow rip of the portion of Mr Reber's land holdings that <br />is currently zoned rLsidential. you will note in reviewing <br />the Preliminary Development Plan, le remaining land (southern <br />tier) is currently zoned B-1 Corm vial. <br />As noted at e,this p, -i:y is located within the Highway 12 <br />Corridor Study Area. ....,ice that study was adopted by the City <br />Council as a formal amendment to the Comprehensive Plan, the <br />Planning Commission should refer to that document for a review <br />of pertinent comprehensive planning issues. <br />
