NO. :'�—�-�_�--- - <br /> from the City prior to demolition of existing buildings. Demolition debris shall be disposed <br /> of off-site in a legal manner. � <br /> B. BUILDING CONSTRUCTION PLANS. Applicant shall submit building <br /> construction plans and obtain building permits prior to construction. Applicant shall submit <br /> a Certificate of Survey for the entire property before permits will be issued. Any substantial <br /> deviation from the preliminary plans attached as Eachibits B-14 through B-16 shall result <br /> in the need for further review by the City Council. 'Substantial deviation'for purposes of this <br /> condition shall include,but is not limited to: . <br /> i. An increase in floor area of more than 10% of either the clubhouse, <br /> maintenance facility or concession stand/rest station. <br /> ii. Relocation of any building. <br /> . iii. Changes which alter the nature of potential uses of the site, such as <br /> increasing the size of the dining room. <br /> � C. LIGHTING. A li htin lan shall be submitted for staff a roval rior to <br /> g g P pP P <br /> issuance of building permit. Such plan shall demonstrate lighting compatibility with the <br /> residential naiure of the area, compliance with City codes and shielding so that the sources <br /> of light are not visible from offsite. � <br /> D. OPEN SPACE PRESERVATION <br /> i. TREE REPLACEMENT & REVEGETATION PLAN. Applicant <br /> shall adhere to the tree replacement and site revegetation plan attached � <br /> hereto as E�abit E. <br /> ii. VIEW PRESERVATION. Site grading shall follow the approved <br /> plans submitted to the City (Exhibits �-3 through B-13A). <br /> Modifications to those plans sha11 avoid the use of berms which block <br /> vista-type views of the site from adjacent roadways. � <br /> iii. FENCING. Fencing of the site shall be of a low opaqueness, such as <br /> split rail or similar rural-character fencing, and shall be used <br /> where needed to indicate a demarcation between the trail and the golf <br /> � course and where needed for safety or separation reasons, in which <br /> � case a rustic, opaque fence may be used; except that security fencing _ <br /> shall be allowed for the maintenance facility if applicant deems <br /> necessary, but only if said fencing is screened from off-site view. � <br /> � <br /> Page 12 of 17 � <br />
